Structurally a garage is an awkward building. You want the entire front wall to be a door opening, you want no posts in the middle, and the roof above it has to carry Alberta snow. Everything about that fights the easy way to build, which is why garage headers and truss bearing are where corners get cut on cheap builds.
The header over a double door is carrying most of the front of the building and it gets sized for that rather than for what looks about right. Trusses get set with proper bearing and braced before anything else happens on them. Detached garages add the question of what is being run out there, since a shop with a heater and a welder needs a different plan to a garage that parks two cars.
Wider than most people expect, but it depends entirely on what the roof above is carrying and the header specified for that span. Double and oversized openings are routine. The header gets sized to the actual load rather than to what looks about right.
The framing, yes, from the sill plate up through walls, trusses and sheathing. The slab and footings are a separate trade, and the framing has to suit what they pour, so it is worth getting the sequencing agreed before either of us starts.
Yes, and it is worth saying so at quoting stage. A shop that will run a heater, a hoist or heavy equipment has different requirements than a garage that parks two cars, particularly around bracing, ceiling structure and where services need to run.
Detached garages over a certain size generally do, and requirements differ between Edmonton and the surrounding communities. The permit is between you and the municipality rather than something we pull on your behalf. We frame to the approved drawings so the inspection is straightforward rather than a source of delay.
